The clock is ticking with just twelve months to go before the deadline to meet the new insulation requirements for New Zealand rental properties. Landlords failing to comply with the regulations when they come into effect in July 2019 run the risk of a fine of up to $4,000.

What to do next?

We suggest having a thorough look at your Queenstown rental property to see what work, if any, needs to be carried out. The regulations state that ceiling and underfloor insulation must be installed, wherever possible – wall insulation is optional. So, if it’s your forte, get up there in the ceiling and under the floor and have a good look, otherwise hire a professional to do an assessment. Here at Pure Property we recommend having any work done on your Queenstown rental property sooner rather than later – it’s easy with our busy lives to put these things off, but with the current shortage of labour (and boom in building) you may find that everyone is booked up if you leave it too late.

Once the work is done, Pure Property will update your tenancy agreement to include an insulation statement, stating what you have installed and where. This insulation statement is required under the Residential Tenancies Act.

So much more than just a legal requirement

Of course, the benefits of installing good insulation go beyond the legal requirement - warm, heat-efficient rental properties result in happier, healthier tenants, with lower heating bills and a higher level of comfort (and more chance they’ll renew their tenancy).

Yes, it does cost money to install the insulation, but the costs could be much higher if you fail to meet requirements, and the work will still have to be done. It’s great to see our country taking steps to ensure the welfare of tenants, and in turn any insulation you add to your properties will help keep them in good condition and add to the value if you should ever sell. With eco-homes and green living more and more in the public’s awareness, there’s never been a better time to make these improvements.
